Executive Summary
In Quintana Roo, Haciendas de Bacalar S.A.P.I. de C.V. (HDB) owns 942 hectares of titled land, including a 424 hectare parcel named Rancho Santa Selva (RSS).
This parcel is located west of Highway 307, bordering the town of Puerto Aventuras, arguably in the middle of Mexico’s famed Riviera Maya. The town of Puerto Aventuras is growing exponentially and will soon be re-named Ciudad Aventuras. Further, it appears likely that Puerto/Ciudad Aventuras will become the state’s twelfth municipality.
In 2022 the RSS parcel was intersected by the Tren Maya project, effectively creating two individual parcels, RSS West and RSS East. The Tren Maya project includes the construction of dual two-lane federal highways paralleling each side of the Tren Maya
All 424 hectares of RSS are slated to be included in the expanded urban footprint of Puerto Aventuras’ 2022 Urban Development Plan (UDP). PA’s new UDP is widely expected to be approved in the first half of 2023. Once the new UDP is approved, the value of all properties within the expanded urban footprint will increase exponentially.
To raise additional capital, HDB is, for a very limited time, offering an advance sale of from 20 to 100 hectares in a specific quadrant of RSS West. Under the terms outlined within this document, prices may range between $25 to $45 USD per m2.
A trust will be established to safeguard buyers down payment until UDP is approved as well as to ensure adherence of negotiated terms and conditions. By establishing a trust, the interests of each party i.e., buyer, seller, and broker/realtor are protected.
Although this limited offering confines advance sale of hectares to those within the southwest quadrant of RSS West, HDB will consider, under different terms and conditions, other formal offers and proposals for the alternative sections of RSS West and RSS East.
